Having received instructions to act on your behalf in the letting of your property we will actively market your property in an effort to secure suitable potential tenants.

After interviewing potential tenants and assessing their suitability we will seek comprehensive and satisfactory references. Subject to satisfactory replies to our inquiries, we will agree a tenancy.

As from the 1st October 2008 an EPC (Energy Performance Certificate) must be carried out on the property, prior to the tenancy, if it does not already hold one. Homerent will arrange for the assessment to be carried out and the Landlord will be billed after the first three months of occupation by the tenant(s).

When a tenant takes a tenancy we will demand rent to be paid in advance throughout the tenancy excepting Housing Benefit claimants where rent is paid 4 weeks in arrears.

We obtain from the tenant, prior to the commencement of the tenancy, a Bond against damage and rent arrears

PLEASE NOTE ANY DEPOSIT (BOND) PAID BY THE TENANT(S) WILL BE HELD BY THE DPS (DEPOSIT PROTECTION SERVICE) AS FROM THE 6TH APRIL 2007, AS PER NEW GOVERNMENT LEGISLATION.

Legal documentation will be completed (A CHARGE IS MADE THIS SERVICE )

Local Authorities (council tax), water authority, electricity board, etc will be notified whenever a tenancy commences or terminates.

The property will be inspected after the first three months of the new tenancy

If any maintenance, repairs or replacements are required whilst the property is being let, then we will arrange the work to be carried out, after prior agreement with yourself and any invoices forwarded to yourself.

Two months before the end of the tenancy to either offer a continued tenancy or give notice requiring possession

We undertake to prepare an Inventory of the contents and a Schedule of Condition of your home at the start of the letting and to check the Inventory and Schedule of Condition at each change of tenant.

On vacating, the inventory is checked with the tenant in attendance, if necessary, a schedule of dilapidations, will be prepared and costed.

A fee of 10% of the monthly rental will be invoiced to the landlord every three months, throughout the letting.

A fee of £40 will be charged each time contracts are drawn up.

Notice to terminate the Landlord Residential Letting Agreement with Homerent Letting Services can only take place at the end of a tenancy, when the tenant(s) has vacated.

By Law details of your income from the letting property are requested by Inland Revenue annually.
